Hiring a Contractor

Magic Falger & Ela Drag specialize in Oakville Real Estate services

Need real estate advice - meet us, your Oakville real estate agents

At some time, after you purchased or before selling a home, you will hire someone for repairs or renovations. Even the most skilled DIY might be faced with overwhelming project at some point.
Renovation might be a very complex process involving in some cases mechanical aspects like: electrical, plumbing, HVAC of a home. As a former General Renovator with several years of experience in this field I can assure you that at some pint during a renovation project you will be faced with unexpected and often expensive issues that need to be resolved. At this critical moment your relationship with your contractor might be put at strain. This is why choosing a right contractor is extremely important. After all he/they are going to work in your home.

So how do you start?

First of all you have to determinate the scope of work. Try to establish and specify a project of your interest like: bathroom reno, basement finishing, etc. This will help you with budgeting and during initial conversation with contractors. Unfortunately sometimes even the best planed renovations of a second floor bathroom might end up with doing some work in a basement or on a main floor. This might be a case of electrical, plumbing or even structural issues discovered usually during the first day of work, demolition.

Secondly. Where do you find a reliable contractor?

In today times where internet provides us with verity of possibilities in how to find people this may appear easy. A good looking website or a nicely written testimonial shouldn’t be a deciding factor in hiring a contractor. A good source of referrals might be family or neighbour who has had similar work completed recently. Ask them about the way the project was conducted. Did the contractor show up on time? Did they clean up after and during the job? What kind of warranty was provided?
Discuss your project with a few contractors. Ask them abut their opinion on what and how to do. Ask for a written estimate and if they use a licensed trades. Has he done a similar projects before? What kind of work is he specialized in? After all this is a major investment and you don’t want to put your home at risk.
A reliable and honest contractor won’t be afraid to answer any of those questions and provide you with a written estimate for proposed work.

Finally. Which one should you chose?

Be assure that doesn't matter how many contractors you have called or reviewed you will get a different quote, time frame and opinion on the same project. This may get you confused. The reason for different estimates might be supported by a number of factors. The quality of finishings and materials used. Licensed trades involved. Subcontractors, if any. How busy a contractor is at that time and general expertise, experience of estimator.
Be realistic about how long this project may take or how much things cost. Don’t hire a big company to do a small job and the other way around. Remember, in renovation business as well as in real life you get what you have paid for so don’t count that the cheapest guy will do the same job as the more expensive one.
