A home inspection is a visual, non-invasive examination of the condition of a home. It is usually performed on behave of a Buyer, best if in his/her presents. In some cases a Seller prepares an inspection report prior listing of a home and delivers it to a potential Buyers app on request.

Home inspections should be conducted by a home inspector who has the training, experience and certifications (CAHIP, OAHI) to perform such inspections.

The inspector prepares and delivers to the client a written report of findings. The client (Buyer) then uses the knowledge gained to make informed, educated decisions about their pending real estate purchase. The home inspector describes or scores the condition of the home at the time of inspection but does not guarantee future condition, efficiency, or life expectancy of systems or components.

An inspector will check the major components of a house like: roofing, exterior finishing, heating and cooling system, structure (to some extend), plumbing, electrical. Also other aspects that require extensive repairs, items that are general maintenance issues, as well as some fire and safety issues (smoke alarms, fire places, etc.).

However, it should also be pointed out that a home inspection is not technically exhaustive and does not imply that every defect will be discovered. This is where hiring an experienced and professional home inspector pays off. Keep in mind that even the best one will not: check for a zoning violations, perform permit research, property measurements or surveys, boundaries, easements or right of way, conditions of title, proximity to environmental hazards, noise interference, soil or geological conditions, well water systems or water quality, underground sewer lines and/or waste disposal systems, buried piping, underground water tanks, sprinkler systems, etc.

Usually a home inspector will include a maintenance schedule in his/her report to help you keep your new home in a top shape.
